Each method is effective and produces the same results, however, the processes are completely different.

Sellers should know the FACTS.

For Example:

Listed Properties require the Seller to determine a price. The first step is possibly the most critical.
A low price results in money left on the table.
A high price cost time and the loss of serious buyers.

Sellers should set emotion aside and trust the facts. A market analyst from a reliable realtor is a good source. Listings are known as the "slow dance" approach.

Listings are full of "Contingencies." "I will buy your property IF the following items are satisfied..."

Therefore, do not spend your money until you have it at Closing!

Auctions are possibly the most expeditious marketing method available. When time is a factor, choose Auction.
